A PCIS Project Example

From 2007-2012, PCIS subleased affordable space dedicated to artists and small creative businesses at 200 Allens Avenue. We had a five-year master lease with approximately 32,000 square feet encompassing the first three floors of a historic mill building, named Conley's Wharf. The project provided artist studios, a gallery, shared work and community space as well as waterfront access and a pier that tenants used for recreation, events, exhibition and sculptural space. By agreeing to take on the entire master lease, PCIS negotiated the low rate of $6 sq. ft. in order to provide fully renovated, code compliant commercial space that is accessible for this group. As a non-profit effort, this rate was passed on directly to tenants over a spread of $5-$9 sq. ft.

The building's layout encouraged a collective environment and PCIS pursued tenant mixes that supported this natural energy. Priority was given to individuals and businesses looking for affordable code-compliant workspace to grow their creative careers.

Driving Directions: Take the Thurbers Avenue exit off of Interstate 95. Follow exit to Allens Avenue and head North. 200 Allens Avenue is on the corner of Public Street about 1 mile on the right.

From Point Street: Head south on Allens Avenue. 200 Allens Avenue is on the corner of Public Street about 1/2 mile on the left.
