200 Allens Ave is comprised of four floors - the first, second and third of which are included in PCIS' master lease. The entire building is being completely renovated with new windows, heating, plumbing, electrical and fire systems. The first floor includes three garage bays and space conducive to industrial use. It also houses a beautiful gallery and community space with windows facing Allens Avenue. The second and third floors offer windows on all sides and access to a small deck on each floor, with views of the city skyline and Narragansett Bay. Other features include new elevator access as well as central air conditioning.  The lease also includes access to a Pier that tenants may use for recreation. This is also the case on the land abutting the waterfront, where tenants may exhibit sculpture or other installations as well as hold events. The fourth floor, retained by the owner, will have an event space on one side and a conference area on the other. The conference area will also be accessible to tenants as well as non-profit organizations when it is not in use by the owner.
